The site was a former Post Office distribution depot on the site of an historic sports arena situated in Haringey which was used in the first London Olympics. Not only was the site of considerable archaeological interest but there is a live London Piccadilly Underground line directly beneath the site. Farrow Walsh undertook groundwork surveys during a night time closure of the line which involved considerable negotiation with the local authorities and London Underground.

Part of the TK Maxx delivery programme the inverted roof profile was removed, columns increased in height and new rafters and bracing installed prior to receiving insulated cladding all with neighbouring units trading within an established retail park on the outskirts of London.
